CERTITUDO CAPITAL AND THE MUNICIPALITY OF AMSTERDAM SIGN AGREEMENT FOR 745 HOMES AND 16,000 M2 OFFICE SPACE IN THE AMSTEL III AREA TRANSFORMATION

’S-HERTOGENBOSCH, 15 JUNE 2022 | Certitudo Capital and the municipality of Amsterdam have signed an agreement for the mixed-use development of Eastern Heights in the Village – Amsterdam, a sub-area of Amstel III between the A9, the railway near Holendrecht and AMC in Amsterdam Zuidoost.

The document was signed at PROVADA 2022 at the Metropolitan Region Amsterdam exhibition stand by Peter Kuiten and Niels de Bruijn, Directors of Certitudo Capital and by Alderman Reinier van Dantzig on behalf of the municipality of Amsterdam.

The development This mixed-use development plan from Certitudo Capital involves 745 residential units – divided among four separate buildings – and an office building of 16,000 m2, over 3,000 m2 of facilities and two underground car parks. The agreement specifies that Certitudo Capital will implement a mixed development plan with various types of independent residential units, ranging from studios and duplexes to two, three and four room flats with floor areas ranging from 30 m2 to 120 m2. The residential units will feature outdoor spaces, either private or shared. The plinth levels of the various buildings will house facilities that provide a service for the area, ranging from large to small units, and that will be aimed at daily amenities, restaurant facilities, services, sports and recreation. The 16,000 m2 office building spanning thirteen floors will have its own company restaurant and office floors of over 1,000 m2. Residents, visitors and office users will be able to park in two underground car parks with a capacity of 300 parking spaces.

In the period ahead, Certitudo Capital will be working together with the municipality on further developing the plans. Construction is expected to start at the end of 2024 and the first residential units will be completed in 2026.

The Village – AmsterdamThe development is located on Paasheuvelweg 6, 8, 14, 39/50 and 44. The mono-functional office area on Paasheuvelweg is being transformed into a mixed-use area covering a total of 90,000 m2 where living, working and leisure converge. It promises to be a groundbreaking location enjoying many different dimensions, where the mix of cultures and of young and old will be reflected in the diversity of entrepreneurs, office users, residents, passers-by and visitors. It is a highly urban and colourful district, centrally located between Arenapoort and the AMC. It is one of the most accessible places in the Netherlands; it is close to two metro lines, a rail connection, bus connections and the A2 and A9 motorways.

Alderman Reinier van Dantzig: “The Zuidoost area is expected to grow significantly in the near future. Almost forty thousand residential units will be built by 2040, alongside thousands of square metres of additional retail, restaurant and office premises, as well as investments in public spaces.
